I don't think a job is necessary if the OP has other proven-record income such as making money through ebays.

As per my understanding and past client experiences, you need to show guaranteed income as one of the requirements to getting a residential mortgage. Mortgage companies, brokers, banks, private lenders, etc. may differ in their policies -- best to consult a mortgage professional about your query.
