Student permit refused because of purpose of visit and personal assets

You own a plane and a yacht? If that was not a sarcasm, you are wasting your time here!

I agree for your case personal assets makes no sense. But can there be any silly mistakes in the documents (like the bank statement stamp)? If so, CAIPS will be really helpful to pin it down.
That was a sarcasm. My point is that CIC cannot expect 20 year olds having any property. It is just being unreasonable.

Agree on the rest.

Bachelor of Science in Electrical Engineering from University of Houston.
Plan to study Master of Applied Science in Electrical Engineering at University of Waterloo
1.5 years in the USA and 2 years in my home country
The company that will be sponsoring my education is not my employer. It is the company who interviewed me and offered to sponsor my education if I work with them after. They attached a letter stating the sum.
if your bank account could be in you country it will be better. what socual ties do you have back home in your country? am sure the reason for refusal is not finance

Social ties? I have a family here. If they think that I won't come back because of family, they should have written something like "Your family ties to Canada and your country of residence".

I would bet it is a paperwork issue. They may want further details about the business sponsoring your studies and your formal arrangement with them.

Probably. But the thing is that the company is not new. It has been in business longer that I have been alive.

In my LOE I stated that I will come back to work for them after I complete my studies. I asked if the company can attach bank statements but they said no and I understand that. That's a classified information and not a single company will show their bank statements. They have written a financial performance results for the fiscal year. They gave the official letter with the letterhead and stated that they will sponsor my education for 2 years and expect me to work for them afterwards.

I had an interview with them and they offered to sponsor my education. There is no formal agreement yet as I haven't received my visa but I have to come back and work for them. The final formal agreement will be after I receive my student permit, mainly because they won't hire me unless I actually graduate from UW. Plus, in my country the company has to write a salary in the contract and they won't do that at this moment.

refusal for financial reason does not always mean lack of fund/less funds.Since, there are limited options to be ticked on the rejection letter so they ticked that one but in detail they could also mean that they dont understand why the company is spending that much money on you. It could also mean that they want to verify the source i.e., the company that is sponsoring. They are looking for more info. Without CAIPS, it wont be wise to assume anything. You should act depending on your priority - do you HAVE to apply in next intake or do you want to avoid any rejections. It is better to apply for CAIPS and wait rather than just applying again and having more rejections on your file. You definitely do not want multiple rejections on your file history. CAIPS hardly cost $15 (try caipsgcms.com)

UPDATE:
My student visa was approved. I didn't wait for CAIPS notes and submitted the exactly same documents. I guess I did something wrong the first time: maybe in IMM form or missed one page in an important document... Not sure. I might still order CAIPS notes and see what was the reason for the rejection for the first time.

Thank you to everyone for their help.

I am also going to university of waterloo. From where did you apply?
I am not from India or Pakistan. I am from small european country. So it doesn't matter much from where I have applied as my case and the way my documents have been processed are very different from other counties/consulates.

Best of luck to you

Why would I do that? That doesn't add anything to my file.
Of course it does! You have to prove why you chose Canada, why not US? You have to show the comparison with other schools why it is better in CA and not US,AU, UK. And so on..
