Visa got rejected

Hi... need your help
I had applied for a study permit to VFS on 23-08-2012 for 1 year animation and game design course in Vancouver and it got rejected.
Reasons
You have not satisfied me that you will not leave Canada by the end of the period authorized for your stay because:
- You have not demonstrated that you are sufficiently well established in your country of residence
- You have not demonstrated that you or your parents have sufficient income and assets to justify your proposed studies
- Your proposed studies are not reasonable in light of one or more of your qualifications....etc

I have applied in general category

here is my documents summary
10th - 58%
Diploma in computer engg - 66%
BE in computer engg - 56%
IELTS Score - Overall 6.5
Medical report
Receipt of fees paid - US$ 6060
Bank Loan sanction letter
Financial summary
SOP

Course fees - US$ 39,349 (Paid fees - US$ 6060)
Room and board/Other fees - US$ 10,000

The thing that I don't understand is that i have funds available, I have sanction letter of education loan worth Rs 20,00,000/- ( US$ 35,715)from the bank and funds available from parents is
Rs 42,00,000 ( US$ 75,000) (FDs+savings)
My parents have properties of worth Rs 1,50,00,000 (US$ 2,67,858)
my parents can fully support my stay in canada...So why did they mention i don't have sufficient funds?

and about the third reason, I agree with them... But its not like i don't know anything about computer graphics.I mean I had gained knowledge by following online tutorials and made a portfolio, submitted it to the institute, this is how i got selected in the first place...I had also sent this portfolio along with the documents to VO...

I want to reapply... please help me.... :(

sorry to hear about your refusal bro. here's why i think you were refused.

VO thinks computer engineering and animation/game designing course is different from one another. you should try for a course that goes in par with computer engineering. you can later change the course to your preferred course once you go to Canada.

you have applied for fall semester visa very late. VO may think that you have not planned your studies properly and you just want to get out of your home country ASAP. i recommend you prepare yourself well in advance than submitting the application in the last minute.

how was your loan obtained? was it against a property or a FD? obtaining a loan letter against a property is much more accepted.

along with this, i suggest you apply for caps notes and get to know exact reasons for refusal and rectify it to apply for winter semester 2013. hope this helps. good luck.

I want to pursue my career in character and game design as i have lot of interest in this field...
I have applied way in advance as my course starts from feb 2013 and about the loan,its taken against my dad's FD's.
where can i apply for caps notes?

I just wanted to ask you guys that do students get visa if their course is different form the past studies?
and if yes than what changes should i make regarding the documents and finance when i reapply?

He should have experience in the changed field, other wise chances are slim for getting visa.......

students have got visas' in the past despite their current program was different from what they have studied in the past. it is all about the profile of the student. if the VO thinks the profile is straight forward without them having to be skeptical about a student's case, the student has a good chance of getting the visa.

also, i think you should draw the student loan against a property rather than a FD. moreover, the loan amount should be equivalent to atleast 80% of your tuition fee plus 1 year living expenses. that would mean your loan should be atleast CAD $39,500 or more than that. i'm not 100% sure about it. lets wait till an expert comments.

Guys can u suggest me how much bank balance I need to have as my fees is US$ 39,349 + Living exp US$ 8000.... I have paid US$ 6060.
also will it make any difference if i show more amount in my dad's savings account.?
