I’m worried i’ll be seen as duel intent on study permit.
I have a canadian brother who’s moving to Vancouver and I want to go there to study an IT diploma.
I currently already have an IT based diploma but it’s 13 years old and pretty much out of date as far as employment is concerned...hence retraining. I have also applied for express entry before.

I’m unsure what to say to demonstrate I will leave when the permit is up. I will be renting out my main residence and I have a buy to let property currently rented out which I’ll retain and use to help support me in Vancouver. Does this help show ties to my home country?

I’m worried they’ll think....hmm Canadian bro, applied for PR before....no thanks! What should i focus on in the letter to help demonstrate ties to the UK or am I overthinking it as many seems to be rejected on financial reasons.

Application to express entry does not affect chances for study permit. Although, having weak ties and not enough money are big reasons why someone may be rejected
