Study Visa Refusal thrice

Dear all,
I applied for study visa from.Pakistan in October 2018 first time and got refused in November 2018.I got admission in UTP stage 2 at iCM University Of manitoba.My visa was first refused on the following factors
~Lack of financial funds to pay tuition fee
Will not leave Canada at end of stay due to
~Purpose of visit
~Employment Prospects in country of residence
~Personal assets and financial status

I reapplied on 21st Jan 2019 and again got refused in Feburary 2019 with three factors
~Will not leave Canada at end of stay due to purpose of visit
~Cannot maintain my self in canada due to lack of funds
~Cannot pay the tuition fee in Canada.

I applied the third time in March and got refused recently in March with just one refusal factor that I will not leave Canada based on
~Purpose of visit
~Personal asset and financial Status
My sessions are starting this may the second,please guide me what can i do more to finally achieve the visa and remove all my factors?
I HAVE SHOWED THEM 60 LAC bank statements with 20 lac savings.
I am very worried please guide me in the best of ways.

try to deffer your programme..for september intake... nd apply as soon as possible for CAIPS NOTES...

i already deffered my prgram from jan to may that is why i am constantly worried

yess i can understand... but you have to deffer your programe.. talk to your university...no other option..dont apply before caips notes..

i showed money in my mothers bank acc as my father is deceased, do u think i should transfee 20 lac in my acc and than apply to prove the officer?

no..it does not latter.. your parents are spomserimg your studies..nothing to worry about..you have to choose good agent which can stremthen your file..

yah i have a perfect agent and he made most of my factors removed jist one.is left
i want this one to be removed too thus needed suggestions
