Sell my apartment as a proof of fund for study permit, will it work?

Hi everyone,
I will apply for student visa and I am going to sell my apartment and put the money into my account as a proof of funds. My question is: when I do this there will be a large deposit in my account, so how can I explain that the money came from selling my apartment?
And should I explain where did I get my apartment?

I guess as long as the money is legit and you provide all the trails of money i.e. apartment selling documents and same amount will be deposited into your account then no need to worry. In the end its you property. Visa Officer just need proof
