My wife and I have been married for 37 years. I am a US citizen that sponsored her, a Canadian Citizen, in 1986 as permanent resident green card holder

We have purchased a home in New Brunswick and plan to move there for compassionate reasons, to care for her aging parents.

Our question is, what kind of documentation do I need to be able to stay there semi-permanently?

I would say that the route to follow is for her now to sponsor you for permanent residence as her spouse.

In the meantime, I understand that with just my passport the visits can be max 6 months. How long would I need to stay in the States before returning for another six months?

You can apply to extend your stay from within Canada.

@scylla has given good advice about applying to extend stay. Since you mention remaining "semi-permanently", I am not sure you can extend indefinitely. That's why I am of the view that, ultimately, PR might be the way to go. Under present rules, you can apply for a tourist visa that will allow you to remain in Canada while PR application is being processed.
