Question regarding Sponsor senior members please help

hi everybody, this forum is very useful and i have been learning a lot about applying for study permits etc
my case is slightly different or unfortunate

I am planning to apply at Concordia University for Bachelors in Civil Engineering (Fall 2013)
The money i have in my moms account is about 45 lacs.
The problem is my dad passed away last year and now i want to show my mother as a sponsor but she is unemployed and the 45 lacs we got is from the house we sold.
Is it acceptable ? Do I have to show some other financial resources ? and in the forms (such as CAQ forms or visa forms) should I mention my sponsor is unemployed (housewife) ? because by doing this my chances might be low to get visa. Please help and let me know if there is any alternate solution to it.
I also contacted Lalani Associates in karachi few months ago and they said it doesn't matter as long as you have enough money (like 35 lacs) the employment of your sponsor doesnt matter.
Plus I have learned much more in this forums than those consultants

Show equal to or more than
First year tuition + 12000c$ for living + 3000 c$ for traveling
Attach the sale deed and receipt document in ur file as source of income.
In the family information form you need to show the occupation of ur family members.......Sponsor source is required because the VO wants to know that can he be able to pay for ur future expenses....
