Hello, everybody in the forum. I'm planning to submit full documents to Singapore Visa Office in a few next days. Together with Bank Certificate, I intend to send a Property Evaluation Certificate of my own house as a proof of fund. I've read somewhere in this forum that one has to submit Property Evaluation Certificates issued by at least 2 (or 3 ?!) independent Evaluation Associations (concerning the same house). I'm wondering if this information is true? Is it so set up by the CIC or the Visa Office?
Truly appreciate any suggestion on the veracity of the above information and its source, especially form senior members.

Hi, we are planning to submit 3 Estate Agent valuations along with the latest mortgage statement to prove our equity in our house.

However, we will be applying to the London visa office. As I understand it, it very much depends on the individual visa office as to whether they will accept property as proof of funds, I have heard some offices explicitly do not accept property as proof of funds.

You may wish to contact the VISA office you intend to apply with and get them to confirm they will accept property as proof of funds.

I was advised that Singapore Visa Office accepts property as proof of fund, but I'm not sure how many Estate Evaluation Certificates are required. I've gone through CIC homepage as well as guidance booklet of Singapore visa office, but I couldn't get any clue as to how many certificates I have to (or should) submit.
You're planning to send 3 evaluation certificates (issued by 3 different agents) to London visa office, but why 3 ? Is there any official guidance about this? Or you submit 3 just for sure?
Any clarifications from other members are more than welcome. Thank you !

you can go through the above link and under real state... the need for 3 separate evaluation by licensed agency has been advised....if you like to show your equity value on property as POF....

Muchmoremagazine (the link you kindly provided) had indeed advised 3 seperate evaluations. But I just want to know whether there is any official rules or guidance such as from CIC or Visa Office regarding this?
I know that the more evaluation certificates I submit, the more convincing my POF will get, but it usually takes a lot of time and trouble here having your house evaluated. So if there is no specific rule (1 is ok), I guess I will send 1 only.

should we have to send both the photo copied document and the valuation document
or just the valuation document is enough when we despatch the full documents to the CHC?

Properties are not unencumbered assets.
They cant be sold in no time, if CIC accepts it, then its different.
I have never heard that they accept at the place of Savings, FDR, TC's.


Say you show it has a value of $1 million, can you assure cic of selling this property and take its value with you when you'd be landing in Canada?

Hi lepetit, it really depends on visa office. from experience, mine is Manila, I only send 1 original copy of the valuation and that's it.

Sorry! I Forgot :)

I sent TWO (I have two apartments) from an agency (thick book in English and translation of one page from the one that is not in English) and for one of two just from a website (just one page). So far no objection.

Slavasz is completely right . You should send one only ( made by REPUTABLE AND LICENSED AGENCY ) since there is no specific rule applied on it . Last year when being asked to submit POF to Singapore visa office i did submit one appraisal certificate for my one house ( i have four houses ) . My case now is in final stage , so you should do it like i did since your visa office is mine .

Given your name, I suppose you're Vietnamese (?!). I am Vietnamese, too (Hochiminh City). As for the appraisal document, did you send to Singapore the certificate (1 page only) or the whole report book (about 10 pages, I guess).

I got a mail from singapore high com of canada that visa officer will ask the PCC which may require in the later stage.so i am not palanning to send PCC.WAT ABT U?

A good and reputable agency to do the valuation can be suggested by mortgage department in your bank.
That is where I did mine.
