Proof of funds, property

Wonder if anyone has had experience of providing property as proof of funds? We have obtained some estate agent quotations for our house and are also getting an up to date mortgage statement. London VISA office have confirmed to us they still accept property valuation as proof of funds.

We need to enter the amount of funds we are declaring available, in the forms we're filling in, but all the estate agent quotations are a range e.g. £140,000 to £145,000 and £138,000 to £145,000 etc.

Do we take the mean average of all quotations, or take the lowest figure from each, anyone had experience of this before?

I know it's pretty old thread but I am also wondering if I can show property as proof of funds.
