Please help with TRV application

Hi,
I would really appreciate your advice.
I'd like to go and visit a friend in Canada. I met her while she was on vacation here with her husband last year. I'm from a non-visa-exempt country, so i need to get a TRV. I'm pretty nervous about getting denied, because this could be my only chance to go for a while.
I have a letter of invitation from my friend to come visit at their home for up to two months (but I will only probably go for one). To prove that I am coming home, I have the following: a lease for my apartment, a lease for my car, a letter from my work that says i have to come back by October 1. I also have a bank statement with $3600 put aside for this trip, and the letter of invitation says that my friend will provide food, and lodging, and transport.
Does anyone know if this is a strong application for the TRV? I'll be very grateful for any help you can give me :)

we had all that, plus round trip airfare and notarized documents, and were denied twice. I have no idea what to do now.

you need to show them as much proof of ties to your country as possible.
I do understand you very well - I was refused TRV twice myself, but I didn't give up and had it granted on the 3rd application.

proof of ties means - letter from the employer, proof of property, close relatives, sufficient ties - everything that can prove that you will return to your country of residence.

My girlfriend (the applicant) is living with her family. Does she need to simply provide the address for 'proof of property?' What kind of paperwork is needed for this?

Deeds to the property in her name, certificate of employment, approved leave of absence.

Huesito seems to have almost all the “ties” to home country that you mentioned.
What if anything did you do differently on the third and finally-successful try for a TRV?

I agree with Toby, Huesito has plenty of documents to prove his ties to his home country. When I visited Montreal in 2008, I showed about the same documents except house lease that he's presenting and I was not denied the TRV. If anything, he could add a few payslips from his company just to prove he's working and a copy of his contract with said company to show how long he's been working with them. That's about all I can think of.

unfortunately the final decision is based on the visa officer's decision. I provided more that necessary proof for my visitor's visa and still was refused twice. they granted me a visitor's visa only when there was a family issue in my husband's family in Canada.
no one can say for sure about the visa officer's decision, in this case one just can pray and hope for the good luck.

actually my reply was made to yoshimura's question, not huesito's. looking on the date of huesito's post he might easily be in Canada already.

Does she work? If she has a stable job then she can show certificate of employment and approved leave of absence from employer. It would also help if she had traveled before. I am just wondering, is she a citizen of Japan? If she is then she does not need a visa to enter Canada.

Hello,

She does work. However; she does not have a workers permit yet.

A little background:
She is a citizen of Romania. Early 20s, lived with her father and siblings. She moved to Malta this past August to live with her aunt and cousins. She got a job working retail and is waiting for a work permit.

I have visited her twice before and I'm going again this March.
