Most landlord will not want to rent a one bedroom to a mother with 2 older children. Technically your children should have their own bedroom but unless someone else tells the authorities or the children’s welfare department gets involved in your family for other reasons it shouldn’t be an issue. The biggest issue will be landlords not wanting to rent a small apartment to your family. With the demand for housing landlords will prefer and be able to rent to a couple,single person or even a couple with a small child over your family because of potential noise, use of utilities, wear and tear on the apartment, etc.

These things happens to couple, single person or even couple with small children (not just their family). Older children? They are just 8 and 12.

In general the increased number of people in a home leads to more wear and tear and increased utility usage. Bigger people tend to make more noise although there are some babies and toddlers who are certainly very loud and run around a lot. In Canada, it is not unheard of to share a room with your baby but typically after the baby is a year or more they tend to have their own room. When it comes to Canadian landlords, parents having their younger children sharing a room is not necessarily preferred but may not be an issue especially if the child is a baby. When the children are toddlers then landlords prefer that children have their own room. If applying for a rental that will be considered. In terms of housing and social services, an 8 or12 year old are considered older children. Landlords would not want or expect that the children and parent share the one bedroom. Social services would also find it unacceptable for the children of that age and parents to share a room. Nobody is likely to report the family because of the arrangement. It would only be an issue if social services was already involved with the family. That may change if one of the children is male and that they continue sharing a room. In general teenagers of different sexes are supposed to have separate rooms and preteens and teenagers are not supposed to share rooms with their parents.

But in this case, 3 females are sharing a 1 bedroom, which is acceptable to me as a landlord. Even in hotels and airbnb, it is not unheard of 4 people sharing a 1 bedroom (non suite) and it is generally acceptable.

Typically, strata have max occupancy limits and then there is your land lord's restriction. Check the bylaws of your strata and your rental agreement.

Don't need to share a bed with parent. Get a bunker bed or one sofa bed in the living room.

Again unless child services are involved this won’t be an issue but most landlords will not want to rent a 1 bedroom to a mother and a 8 and 12 year old. Given the shortage of rentals landlords can be picky. You still may be able to find a landlord willing to rent but it may be very hard find.

Staying at a hotel can be also be a everyday living and renting an apartment can also be a temporary situation.
