Help Regarding Filling Fully Funded Study Visa

I have a similar Case.
I got admitted into an MS.
Tuition fees for 1 year are 1611*3 + 10000$ as living expenses.
I have got a scholarship of 14500$ cad per year.
My parents have retired and the latest ITR they filed was 3.8(mother-textile work) 2.8(father-farming income).
I don't have enough funds to show support for 1-year food and accommodation, I am thinking to take a loan to pay for GIC.
We have immovable assets, but the net income of the family is significantly low. I need guidance about the sponsor letter, can I mention both my parents and university in it?
