Help needed for visa submission

Hi every one,

I am planning to apply for visa for the 3rd time. reason for previous rejections are for the 1st time - Defferal letter not attached and for the 2nd time financial issue. i applied through registered agent in chennai CANAM.

Reg fin issue i have pledged my property to get education loan from Punjab national bank. (loan valued 10lakhs)

i got admission in mohawk for pg diploma in International business mgmt program

my ug is BCA (Correspondence) 49%
IELTS 6.5

Do advice how do i approach further for the 3rd time. as many of my friends said they do got the visa only after many refusals
