depends what kind of peroperty you are buying?

condos: most important thing is status certificate, it wil lshow the financial stability of a condo corporation, you can see how much expenses are there, any expected increases, legal issues, its extremely important to check those.

inspection: not so much, since other than appliances not much to inspect.

financing condition: this is basically if you're not sure you will qualify this is giving you the protections (4-5 business days to go back to a bank and get a firm approval)

houses: definitely spend the money and do an inspection, sellers are not very honest. its worth the money. so put inspection as condition,
