Hello,

I am thinking of dropping out of university and going back home. I understand that once I do drop out, my visa is no longer active. I have signed a lease from august 2019 to may 2020 however if I am no longer allowed in the country, would I be taken off the lease? I share a house with 5 other people.

No - you won't be taken off the lease. Whether you are allowed to be in Canada or not has nothing to do with your name being on a lease.

Thank you for your response? Can I ask why I wouldn’t be taken off the lease? as I legally shouldn’t be able to rent if not a citizen/on a visa

The two things have nothing to do with each other. Someone with no status in Canada can still sign a lease.

Oh okay so does that mean I would still have to pay until my rent is up? Sorry if that’s a stupid question, I’m just really unfamiliar with the whole process.

Yes. You signed a legal contract. That is entirely indepndent of your status. You should speak the landlord about getting out of the lease or subletting.

Okay, thank you! Do you think he would let me out of the lease without subletting or is that unlikely to occur?

Technically yes - although no one can force you to do that - especially if you leave.

If you don't pay - this will likely mess up your credit score and credit record in Canada. If you never plan to return - then no impact. If you plan to return - you want to avoid this.

I would plan to come back as a visitor if anything however it wouldn’t be illegal to not pay rent? I don’t want to get into any trouble. and how is your credit score tracked/recorded? this is also new to me

You would be breaking a contract and the landlord could take you to court.

Wouldn’t it depend how they signed the lease? If they signed it as a group then yes the roommates can have to make up the shortfall if you don’t pay. If you each have individual leases then your roommates will be unaffected.
