Hello,

I am a us citizen but my lease is ending in the next few months and i'd love the idea of a 6 month or 1 year lease in montreal. Any idea on how this would work as a us citizen working for a us company? I do have nexus currently if that helps? What via do I need, i feel like this shouldn't be too hard bu the process is very opaque.

The short answer is that there's really no way to do this (i.e. no visa that allows this). As an American, you can visit Canada only but not live here. You can certainly enter as a visitor - however visitors don't normally stay for 6 months or a 1 year. If you show up at the border and it looks like you're more than a visitor - you may run into issues entering Canada or only be granted a short visit.

The fact you have nexus doesn't make a difference unfortunately.

There really isn't.

A work permit would allow you to live in Canada. However a work permit requires you to have a job with an employer who is in Canada. So your scenario doesn't fit and won't qualify for a work permit.
 
Technically you can visit but no guarantee how long you can stay so securing a 1 year lease would be risky. You would only be able to work remotely while on vacation if your company does no work in Canada and has no Canadian clients.
