Thank you sid, can you kindly suggest any reliable website where I can find suitable place? I know popular one is kijiji, zumper, craigslist etc. are they reliable? can we rent property before landing or we must present in Canada to rent one? any suggestion to avoid scam?
People normally AirBNB the first few days/weeks after landing, and look at apartment postings via kijiji, padmapper, or through real estate agents. If you are asked about your accommodation at Border Control when you land here, you can show them your Airbnb booking.

The best way to avoid scams is the same as in any place in the world- avoid making payments or transfers until you've met and verified the landlord or realtor in person.
You can verify your realtors online, or through organizations such as the Ontario Real Estate Association (OREA), or its equivalent in other provinces. Realtor fees need not be paid by the renter, usually.

Know your rights as a renter before you sign a rental agreement. You can read about your rights on the OREA website: https://www.orea.com/ or its equivalent for other provinces. And yes, someone else on this forum already said so, but deposits exceeding two months' rent are not legal.

Also, in Toronto you can bargain on rents. For instance, if the landlord is asking for $1500/month, you can quote $1450/month on your application after weighing your options. The highest bidder usually gets the apartment! So if there is another family willing to pay $1600, they are likely to get it. Again, you use your intuition and common sense when making your offer.

There are plenty of options for renting in big cities like Vancouver or Toronto, though the market is very competitive, especially due to the bidding culture here in Toronto- and condos popping up everywhere. So if you do choose to go the AirBN-after-you-land route, be prepared for an extended stay in the Airbnb.

Finally, this can all seem very overwhelming and scary. But all said and done, scams are rare as everything is heavily regulated, and getting things done is relatively easy because of the conveniences that are available to use. All the best!

You mean to say we have to rent for at least one year? We as a new comer how the landlord will be satisfied that we can pay the rent on time? I mean we won't even have job at first. Also before having a job how a newcomer can take a lease for one year? What if I have to move another city for job?
Adding on to my previous post, I have come across short term, one-two month rentals (1 BHK) in downtown Toronto via https://ca.sulekha.com/. For longer term rentals, landlords do look at things like your credit history and finances-- if you can't produce a credit history you can show them an offer letter or other proof of income.

Short term apartments will tide you over until you find a job and wish to relocate for the longer term. Short term stays are absolutely possible and perfectly legal- you just have to know where to look.

You wont get it just like that... before u sign lease ur proper background check, credit check with prood of income is done.. if u r not able to clear it, they wont give yeaa

My friend who moved just two months back was asked to show offer letter from employer by almost every landlord. He did have a job so it wasn’t an issue. However, there are many who don’t have jobs. From what I have seen on forums here people either show bank statements to prove they have more than one year of rent available in the bank or some end up paying more deposit I.e. 3/4 months of rent. But I have also read that it is illegal at least in Ontario for landlord to ask that much deposit. People do say rents are highly regulated in Ontario (not sure if true as rents seem to be going high) and interests of both tenants and landlords are protected by rules and law. Also, real estate agents need to have license to become one and I think they need to clear some tests before they can become one. Also, tenants do not pay any brokerage. It’s paid by the landlord and hence landlords also prefer a longer term tenant.
Also you can book an Airbnb for starting one month.

All information above is based on my readings on this forum so prone to inaccuracies. @sid1987 can help if he sees some wrong information here.
This is pretty much true... all landlors look all factors and do a soft credit che k , rcmo check.. etc etc... if u don have a job, it becomes litle dicey.. because no landlord would prefer a person with no income to support oeriod.. you might google put some articles blah blah... ground reality no money no honey and if u think i am wrong , land here and try gettin a apartment without income... i always tell people better option get air bnb.. get job and then get rental...

I agree that short lease is difficult but a friend of mine moved in July and he did get that... There is no problem in trying is what I meant. Depending on personal preferences it can be useful.

Congratulations.. I was kind of on the verge of asking you, where on earth you have disappeared with @parvez.ali ;)
its been a heck of a couple weeks, trying to get rid of stuff in my indian apmt, dealing with lowballing scumbags. argument with the landlord about remaining deposit which im pretty sure i will not see any of. finding a decent airbnb etc etc.
