My property is registered in my old name, which I no longer use. Should I show it for visa or not?

That + property tax bill + property ownership documents + a copy of the clipping published in the newspapers for the change in name + a copy of the affidavit you had submitted to the authorities to change your name + a small explanation to explain the name change situation
In the process of correcting the name in the property tax department, I will have a fresh deed in the current name. Along with the property tax receipts in the correct name, should I still present the old deed with the name change documents instead of the new correct one?

Quite honestly, I don't understand why the property tax department is making you to go through all this. Twice the registration fees and stamp duty!

You were NOT asking for the registered property deed to be modified by the property tax authorities. You only wanted the ownership and tax records to be changed to your current name. There's a difference. Anyways.

Yes, you would need to present the old and new documents + an explanation.... otherwise it could seem the property was recently transferred to you for creating a tie for the visa application

Just so I'm understanding you correctly, I'd need to present the old and new deeds?

Quite honestly, I don't understand why the property tax department is making you to go through all this. Twice the registration fees and stamp duty!
I agree, which brings me to another question. Could I skip presenting the property tax and go with just the old deed + name change documents along with a letter of explanation?

I think explaining this in the cover letter would make it too longwinded, as I also have to cover other details of my trip such as purpose, plans and finances. In fact, I was thinking of writing a separate letter to explain the details of my finances also.

Should I write a separate letter describing my situation regarding finances and the property ownership? Or should I include all of that in one, extremely long cover letter? My goal here is to avoid annoying the visa officer, and to avoid giving off an impression that my application is abnormal or irregular. Which choice will be easier for the visa officer to process?

Not sure why you want to give long winded explanations for your property.

Do keep in mind visa officers have very little time to read lengthy explanations. In fact, all facts (not just property ownership) should be in point format + evidences must be referenced.

I in fact want to avoid my explanations being long winded. It is just that I do not want to give the visa officer an impression that I left something out; isn't it a good idea to be as comprehensive as possible?

In fact, all facts (not just property ownership) should be in point format + evidences must be referenced.
So should my explanation look like this:
  • I own a property, for which I have included copies of the deed.
  • The deed is in my previous name, Srikant M.
  • Since I acquired the property, I have changed my name to Arun M, for which I have attached the gazette which formalized the change of name.
  • Though my passport expands my name to Arun Madhavan, for other purposes I am known as Arun M as is the tradition of contracting last names to initials in South India.
If this is acceptable, is it better to include this in the cover letter itself?

Hello, I followed your advice and got my property assessed by a government registered valuer. His report showed 3 Crores, 14 Lakhs, 53 thousand and 280 rupees.

I know Canada and other countries use millions and hundreds of thousands. I ran the valued number through Google currency converter, and it came out to 5,98,414.38 Canadian Dollar. In my application, should I show this as 598,414 CAD? Should I also show the original value as 31,453,280 INR?

Also is it OK to give the value in CAD as per the Google calculation? Or should that also show some document like the property valuation?

Quite simple:
1. Both CAD and INR

2. Reference the currency converter you have used + the date for the conversion

Crores, lakhs and the like are not understood in the western world.

I understand. Should I apply online or offline? I searched these forums for a post about differences between applying online and offline, but I didn't find any explanation.

In the online application, can you submit multiple documents in the same category? Like submit 4 month bank statement AND real estate deed AND valuation of real estate under "Proof of means of financial support"?

In the online application, it asks for 4 months bank statement. Yet I see 6 months is recommended on these forums. Is 6 months for offline application only?

"Schedule 1" is listed under "Optional" but the hint sounds like it is NOT optional. Is it optional or mandatory?

If you apply online, how will you submit passport for stamping if you're accepted? Do you still have to go through VFS and pay their fees?

I understand. How does biometrics work with online applications? If online application is accepted, how will passport be collected for stamping? Will I still go through VFS for that?

Biometrics are not required for applications from Indian passport holders. Not yet
