Airbnb or rental lease before moving

Hello,

We are planning on moving to Windsor in a couple of months. A more convenient option is to book and Airbnb for the first month while searching for a rental. What I am not sure about is if it will be possible to get car registered, SIN, health card etc. while living out of Airbnb. Has anyone signed a lease for rental apartment after a virtual tour before moving to Canada? Any help would be greatly appreciated.
