Need help with deciding rent for a place

I am moving to Canada on 4th August and in the process looking for a place to live. I have found an accommodation in Markham. The condo is 1BR+Den. It’s in thornhill. She is trying to rent me the den and is asking me for best offer including utilities. So, my point is what might be the right offer. It’s a den not a proper bedroom and doesn’t have any windows. Anyone having any idea please help me out on this. Thank you
