Confusing information regarding proof of financial support for student visa

There are many universities and colleges who allow to start the term with just 1 semester fee payment however,In SDS method it is specifically mentioned that payment of 1 year tuition payment is compulsory.So until you pay your remaining tuition fee of one year you can't apply through sds category. Additionally you have to make $10k CAD payment as GIC in any canadian bank for applying though sds visa. Since you have applied in university you can apply with university visa category. Is that for 1 yr tuition payment ONLY or 1 yr tuition AND fees?

Hello all,
My niece has got letter of acceptance from Humber college for a one year course in paralegal. She will be paying her first sem tution fees and show GIC as proof of funds. For applying through SDS it seems she will have to pay the one year tution fees. Now to apply for regular visa we have a few queries.
1. Is it ok if her sister (in US) can show her tax papers/letter for the rest of the tution fees
2. If her father/sister is paying her tution do they need to provide their bank statements also along with tax papers.
3.what all documents can be shown to provide a valid proof of funds.
