Please help me out! Someone with Canadian citizenship ( white person who was born from Canada ) accepts to give me an invitation and take charge of everything in terms of cost i.e lodging me , touring me …
My first question is what else should he include in the invitation letter

the second question what other necessary documents should I prepare to be submitted for visit visa application!?

What does being white have anything to do with an invitation? An invitation is a letter that you are inviting a person to Canada and they will be staying with you. You need to show your own funds for a visit. The letter can say that you are staying there but taking charge of all costs raises questions if you can afford to visit. Include an itinerary.

You need to show your bank statements, ties to return (job letter with approved leave, properties, investments, children/spouse not coming with you etc.), travel history (visas to UK, US, NZ or AUS).

Thank you so much! I wanted to mentioned that he is a Canadian otherwise being a white doesn’t disqualify the process and procedures ! I thought since he will cover everything I don’t need bank statements since I have little on my bank account!otherwise will be remaining and being single no partner nor child ….

A TRV is based on the visitors ability to pay for their own travel even if someone else will pay in the end. The personal can include their financial information as additional information but your financial information is what counts. Travel history, ties to your home country, reason for the visit, etc. also will factor into decision.
