Where does IRCC quote that gift deeds cannot be from friends?

I am trying to get a clarification on my situation. Is there any reference from IRCC on gift deeds, and if yes does it specifically mention that it has to be from direct relatives such as father/mother/sibling ?

I am seeing a lot of threads here saying that gift deed has to be from parents. But I am unable to figure out where this is mentioned in CIC/IRCC website of references. Any help on this is appreciated.

I don't believe it is directly referenced. However, it comes down to reasonability. Even the closest friends generally don't just give each other large sums of money. It is reasonable for IRCC to assume the money is a loan.
