1. what are the consequences of breaking a tenant contract?

im going on a contract with this landlord, he said i can have contract for 5 months, if there is a problem , he will try to fix or help me out.. if it didnt work out... i can break the contract.

2. so my question is, should i trust his words? can i break my contract after telling him i have a problem (even before 5 months)?

Most important is to read the conditions of your Tenancy: it should spell out consequences of terminating a contract prematurely. If none, then you can go ahead and 'break' it without fear.

If you break a contract before the term is over, you are usually still responsible for paying the rent until the end of the contract. So before you sign the contract, make sure you want to live there for the full term of the contract.

lets say my contract is for 6 months, and i only stayed for 5 months... then i informed the landlord that i will be leaving and will not pay the rent for 6th months, and he accepts.

will there still be a problem?

Legally you are on the hook for the last month of rent.

However the landlord can certainly choose not to pursue you for this money.

Depends - if you leave at the end of month 5 the landlord keeps your deposit and gets another tenant in who will pay rent (for your nominal month 6) and a deposit so you will be your landlord really happy. If you are intending for the deposit to cover month 6 then there are likely clauses for non payment in the lease...its better not to play games with housing especially in shortage areas...the next landlord may want a reference from your previous landlord that you just pi**ed off!
