I am Canadian PR and applying visitor visa (not supervisa) for my mom. She plans to stay in canada for 15 days. I will cover all her trip expense (total 2700$), I also have more than 30K in a Canadian bank account. I could provide payslip, employment contract, and bank statements.

My mom has a house in my country, value at 500K$. She is a housewife and does not have any income right now. She is living on her saving account. She is planning to rent out the house for her living expense.

Question: I will support all her trip expense, and my mom does not have an income right now, she also has a 500K house. Is my mom financial document enough, or which documents should she add to support her application?

This is the list of documents:
  • Application form
  • Travel history
    • Travel history: visited Singapore and Malaysia
    • Old passport
  • Passport
    • Current passport
  • Invitation letter + ID scan
  • Proof of financial support
    • Homeownership document ( value at 500K $)
    • Purchase residential house and transfer of land use right agreement
  • Photo
  • Purpose of travel
    • Itinerary for 15 days and cost breakdown (total cost for trip 2700$)
  • Family information form
  • Proof of relationship
    • Son's birth certificate
  • Proof of Financial Resource of Supporter
    • Son's employment contract
    • Son's 4-month payslips
    • Son's 4-month bank statement
  • Schedule 1

If that’s all your mom has - title deeds to her home - there’s nothing more she can or should add. What’s more important is evidence of your financial means to sponsor her trip, which you should explain in the cover letter with the evidence attached.

In addition to the travel itinerary, if possible add travel medical coverage during her travel and stay in Canada. It will add weightage to her application. This worked out when I applied for my spouse.
