Hello all, My Study visa was refused last three days and i need advice on strong personal assets to provide in my next application. In first application i only showed a Deed of Gift of Land.. I want suggestion from you guys!!!!
 
- What degree did you intend to pursue
- What were the reasons listed in refusal letter
- how much liquid assets (cash) did you show in your bank account statement

Please give us as much details about your application package as possible.

If that’s all you showed , I suggest you sell that land , and show the cash
Money talks much louder in this situation, then land
 
I showed 44000CAD with the Deed of Gift
**I am not satisfy you will leave Canada based on your personal assets and financial status
 
My question is what other personal assets can i show to improve my application because am show 62000 CAD this time around
 
Again, a land deed can't be used to pay rent or buy food in Canada. They want to see a bank balance you can access.
 
I believe you should demonstrate that you will get financial support from a stable source of income, like your father's job for example. If this isn't possible or you do not have a sponsor with a good enough salary willing to support you, then you should show them you have funds to cover you throughout your entire stay and study in Canada.

You need to provide bank statements to show you or your sponsor have enough funds. see below from immigration site.

Financial sufficiency
Students are required to demonstrate financial sufficiency for only the first year of studies, regardless of the duration of the course or program of studies in which they are enrolled.

In addition to the first year tuition fee, you need to show $10,000 for your living expense for first year.

how can show bank statement? if you transfer $1,000,000 and i show bank statement and next day i give you back the money? not possible sir. bank statement not reliable
