Kivian, rules vary by visa office. Please refer to you visa office-specific instructions. And remember to state your visa office in future posts.

Hi,

Normally it property value does not count for the proof of funds as you cannot convert it to cash immediately. But you can sell some of your asset and show the cash with the explanation that you got this much funds by selling your xyz asset. Property value strengthen your financial position but does not count as a primary thing as a proof of funds.

Did you read the guide?

"SETTLEMENT FUNDS
Refer to the "Proof of Funds" section of our Web site for exact figures and instructions.
Provide proof of unencumbered and readily transferable funds in a convertible currency available for settlement in Canada (for you and your family members):
•current bank certification letter; or
•evidence of savings balance; or
•fixed or time deposit statements."

BTW - a car is not "real property" - real property is land/buildings... we have heard of cases where valuations of real property are submitted, with the understanding that the applicant is in the process of trying to sell... that might be accepted in some places, but not not personal property (car)...
