Requirements to Rent an Apartment in Quebec

Hi,

Does any know the requirements (and hurdles) new immigrant face when trying to rent an apartment, especially when dealing with landlords who might be unwilling to sign lease unless the tenant has a job ?

If no job, they might need a guarantor or offer to pay extra deposits to sweeten the deal.
