I found a rental in BC Vancouver via a rental agency. We signed the 1 year contract and the agent said they will come and inspect the unit every 3month!? (we also dont see that in the contract as well)... which is quite a surprise for us, since my previous rentals, never once my landlord came for inspection.

Is this normal in BC, Vancouver? can I refuse them to come this often?

Landlord Right to Enter
A landlord may enter:

  • Any common areas that are shared with others like hallways, courtyards and laundry facilities – no notice is required
  • The rental unit once per month to inspect the condition of the property – proper notice to tenants is required
  • The rental unit to complete repairs or maintenance – proper notice to tenants is required
  • To show the property to prospective buyers or tenants – proper notice to tenants is required
The tenant doesn’t need to be present for the landlord to enter as long as proper notice was provided.

ya, but realistic how often your landlord come inspect your condo?
Realistically? I'd say once every six months to a year. However, realism and the tenants law are two different things, and in this case the Province deems it acceptable for a landlord to inspect a unit monthly, with proper notice.

This isn't that unusual. Some landlords or management companies conduct regular assessments.

You cannot refuse provided appropriate notice is provided.

I dont see a problem there. If it is a normal rental agency then nothing bad should happen. All they will do is just walk through to see if there are some visible considerable damages. Other than that they will do nothing else.
