Refusal student visa

I applied us visa way back 2010 and got refused but i did mention it.
I submitted also Certificate of employment with payslip. I mention also we have a land with a value of $24000 too.

Certificate of employment from what country? If Singapore, that is not your home country. What are your prospects in the Phillipines? Show how much more you will be making to justify $40k+ education. You can mention land but it isn’t liquid.

Theres a multinational company i mentioned in My Sop that i can apply after my study with $2,500 cad equivalent salary per month

So you don’t have a job lined up just the possibility of a job. You can mention it and why a diploma will add to your salary. If already mentioned in past application then expand on why. Again order GCMS notes and consider changing DLI and look at MBA programs.

Yes i did mention that will be a big asset if i have my canadian diploma to apply a job in the Philippines.

Being able to apply for a job is not a big asset. Anyone can just go onto a jobs board, pick some job openings and say they can apply for those. How is that a reason at all?
