Proof of Intent to come to Canada when Sponsor (citizen) exclusively lives outside Canada.
What can we submit if Traditional proofs like Rental Agreement, University Acceptance or Job Offer are not available? Can some one list?

Here's what we are submitting, is this enough.. should we add something or subtract something?:
1) Letter of support from Sponsor's Sister/Brother in Law offering us housing for the crucial settling in Period (Probably Notorized)
2) Sponsor recently opened a Deposit Only Newcomers account in a major bank in Canada from outside Canada. Whatever money we deposit is only available to us when we go to Canada in person. Sponsor plans to deposit X thousand CAD$ in it to demonstrate her seriousness and commitment to relocate to Canada.
3) Quotes from moving companies for shipping 100KG of personal belongings from current country of residence to Canada.
4) Email printouts from friends talking about knowing of our plans of relocating to Canada and offering tips etc.
5) Clinic searches and Emails sent to clinics in Intended Canadian city of residence asking about some check ups we might need once we come to Canada. That specific medical need (not at all serious, but routine) is currently being given outside Canada.
6) A letter to the Visa officer written by Sponsor and Principal Applicant outlining our plans of supporting ourselves and encompassing quite a lot of things we plan on doing to establish meaningful life in Canada.
7) Probably A timeline of Things to Do from 6 months ago to 6 months into the future right uptill the date we fly. May be some things pertaining to settling in as well once we land.
8 ) Job Searches by Principal Applicant and possibly by Sponsor (Currently sponsor is a homemaker)
9) Housing searches in the intended city of residence.
10) Day care searches screenshots
11) University searches and Email exchanges with Universities by Principal Applicant
12) Driving classes searches screenshots and emails
13) Youtube Video screenshots, we are following CIC channel and looking at a number of settling tips videos as well as videos of travel destinations within Canada. Screenshots
14) Proof of preparing to move including selling an off-plan property principal applicant owned in current country of residence. A copy of the Sale agreement, to show we are consolidating our funds for the move.
15) Can Sponsor enroll in a short university course which we can apply from here and pay for and then submit proof along with the applicant? Is this advisable.
16) Bank Statements of Principal Applicant demonstrating we have enough savings. Sponsor's too
17) Opening of US$ account in current country of residence for ease of transferring money to Canada.

What else shall we add to this list to make our case strong. Appreciate all the help and thanks in advance to people taking out some time to read through this post.

In our letter to Visa officer, should the sponsor mention reasons why traditional proofs like rental agreement, university acceptence, job offer cant be provided? Sponsors reason is: she is emotionally dependant on principal applicant and her getting these traditional proofs is conditional upon principal applicant being approved as they cannot live apart and will only come to Canada as a family.
