That's not your money. An affidavit can be forged. IRCC doesn't consider gift deeds - they don't care about your letters which can easily be faked.
They only care about one thing: seeing your bank balance over the last 6 months to see that you are consistently meeting the POF criteria. Thus the only thing that counts as POF in immigration applications is your bank statements officially provided by your bank or downloaded through your online account.
