Can I show my fathers gift deed to me as a proof of fund and not have the bank statement be matured in 6 months or so? Because I received a large amount immediately and thus injected it right away. Is that reasonable to the immigration officer?

I will transfer that amount to a Canadian bank when I arrive in Canada and open my own bank account there

Tell them that then. It needs to be clear the money exists and it's available to you. What they don't want to see is money in someone else's name in another country with no proof you can access it in Canada.

Also can I reside outside my home country but have an agency in Pakistan apply from Pakistan on my behalf as I’m a Pakistani national but not a resident?

You don't need an agency or consultant to apply; everything you have to do is on the website. They prefer for you to apply from your home country because it shows stronger ties there and they want it to be clear you'll leave Canada and return home after graduation, but applying through a Pakistani agency won't fix that as your address is still in a third country.
