My EE application is under FSW and CEC because I've worked in Canada for 1 year.
The PR application needs a proof of funds, but I've spent most of my money to buy a house in Canada. Now I don't have enough money as CIC required.
So my question is can I use my land title as a proof of funds? If I show the bank transaction record for house buying to CIC, does it work?

If you're applying under CEC, you don't need to show POF.

For FSW, a land title is not acceptable POF, even if it is in Canada.

No you can't unfortunately for FSW (as the poster above has mentioned). It has to be 'readily available funds' the idea is that if you can't find work immediately on landing then you have money to support yourself and won't be claiming social assistance (even though you're already here I know, but they have to use the same rules for everyone..). That means real estate etc doesn't count as it's not readily available cash until you manage to sell your house
