Hello,

My son finished associate degree and will continue University. Due to recent regulation changes, he needs to apply new study permit from inside Canada.

My Question is ;

My son can show his bank account for 4 months ( he worked part time, PT income and transfer money from me , but have little balance )

I will transfer proof of fund ( one year tuition fees + living cost )= 55000 CAD into his account.

Can he submit his 4 months bank account + transfer amount from me .?

Any doc do we need from my side ?

Just include letter of explanation. Is he changing schools?

Yes. he is changing school. Is it possible he shows only his account with enough proof of fund?. However I transfer money ( 0ne year tuition fees plus living cost according to instruction from their website ). Letter of explanation from son or from parents?

So he cannot study at the new DLI until approved. Assume his study permit was still valid when he applied. He needs to show the $21k plus tuition so if he isn't showing the funds in his own account with explanation of where the funds came from then write a letter of explanation. Include your bank statements too to show the transfer of funds.

His study permit expires in Aug 2026.
He apply study permit extension this week ( Aug 2025)
University intake is Jan 2026.

We add explanation letter how fund is transferred to son . But did not include my bank account because those money is from selling one property .

Thanks. Hopefully , we will get back permit before Uni start date

You need to show proof of where the funds originated from.

To avoid a refusal, you must include an official letter of financial support from yourself, confirming that the funds are a gift or financial aid for your studies. Also, attach your own bank statements from the last four months and a document from your employer or business to demonstrate the legitimate source of these funds. Gathering all the necessary documents and securing the funds brings great relief; in your spare time, you can relax by visiting https://www.holyspin.com/, which offers plenty of entertaining activities. Be sure to include a notarized letter of financial support, and you won't have any visa issues.
Do you have the option to get a proof-of-income statement from your employer?

Worth updating this thread since people still find it, and one figure in it has changed.
The living expenses requirement is now CAD 23,448 for a single applicant, effective 1 September 2026, up from the 21,000 quoted earlier. Tuition is separate and additional. Anyone working from the older figure would come up short. On the original question, and the point that got closest to being answered but was not: The concern about not including your own bank statements because the money came from selling a property is backwards. A property sale is one of the easiest sources to document, and it is far stronger than an unexplained deposit. The sale deed or agreement, the transfer record, and the funds arriving in your account together tell a complete story that an officer can follow from start to finish.
Withholding that leaves the officer looking at a large transfer into a student's account with nothing behind it, which is exactly the thing that generates a refusal on source of funds. The general principle for anyone reading this later: officers assess where money came from and whether it stays available, not the balance on the day. A smaller amount you can fully trace is stronger than a larger one you cannot explain. So include the source documents rather than hiding a complication, because the complication is usually the evidence.
