Good day,

I'll be coming to Canada on a 1 year work permit and would like to live together with one of my old roommates from my previous study exchange in Canada.
However, since I'm from the Netherlands I have no Canadian credit history and was wondering how I could go about getting a lease contract for my residency then.

I do have a large amount of savings and want to start working full time in Canada as well. (No Job offer yet)
How could I best prove to landlords that I'm a trustworthy tenant without Canadian living references or credit scores?

I hope you could help me or point me in the right direction.

When we moved to Canada 10 years ago we didn't have any credit history and didn't even know anyone. We managed, so will you :)
It can be tricky but ask people who know you from your previous time in Canada for a reference. If you can submit
references from people with different background (previous job, friends, co-worker etc), and offer some post-dated cheques it should be okay.

Explain your situation, Landlords deal with immigrants all the time.

Good luck!

I have been told it helps to work with a Realtor who is representing you in lease negotiations. For lack of credit history, there are a few alternatives that are acceptable to landlords. Not everything works every time, as each landlord and each deal is different. If you're going for the lease with a friend or roommate, there are few additional considerations as well.

If you need help with any of this, let me know -- I help new immigrants on a regular basis.
