How do you prove home ties?

Let's suppose, if Im a a single, my mother is deceased and my dad is living abroad, mainly, in the USA on family based Green card.

He is going to sponsor me for my studies. He has enough funds in his american bank account.

Now the problem is, im single, no job status, my dad has property on his name in Pakistan.

The only solution I can think of is to buy an apartment on my name and show it. IS THIS HOME TIE ENOUGH?

Im going to be admitted either at simon fraser or univ of victoria. Im going to apply for visa with either one of them. They are not earth shattering at all in terms of prestige and recognition however they are decent schools. Out of your given options, i have blood relations in terms of siblings and probably have an apartment (property) on my name. Is this okay? my ielts is 7.0, of, if im getting admitted into simon fraser or univ of victoria my academics are good enough of course not top notch
