Hi.

My Partner and I, are moving to Toronto, from Australia in November 2013 and we need help in finding an apartment or accommodation. We are coming over on a two year-visa so would like something more permanent. I have emailed some real estates, however they said we need someone who lives in canada to co-sign which is hard because we don't know anyone. I have also looked at holiday homes to stay in before finding a apartment and they are all booked out. As we are going there to live we need affordable accommodation. Please please please all the help you can give will be appreciated.
 
Rental vacancies are low in Toronto and you may find it challenging to find long term accommodations before you arrive (landlords will give preference to those already working and here). I would recommend looking for short term accommodations (likely sub-leases) through sites such as craiglist. At this point it may be too early to start looking for sub-leases. You'll probably have more luck towards the end of August / beginning of September.
 
Lots of people in this forum said homes prices in Canada is more affordable than Australia. If you want something permanent, you might as well buy one. You don't need to be a PR or citizen in order to own one.

You can purchase a property in Canada even if you are non resident all depends on your down payment and credit history (yes credit history from Australia).

Yes i would rather rent at this stage, until i know the areas. I have looked at Craiglist, however has not been very helpful. Can you point me in the direction of another place to look for sub leases?
 
Craigslist is the only place I know of with sub-leases. There's a massive section with postings here:

Again, I think it's way too early to be looking for sub-leases for November.
