The invite is from You to the one you want to invite. It doesn't need to be notarized, it can be a scanned copy ( doesnt matter ) - I have done this 3-4 times

I have used electronic copies in the past and they were accepted. Rather than scanning, I just Emailed across a .pdf file with a digital signature along with electronic scanned versions of all supporting documents, and this method was accepted by the embassy.
