HELP PLEASE! I applied for a Temporary Resident Visa last January 31, 2018 and I received information today Feb 12, 2018 that it has been Refused for this reason:

"You have not satisfied me that you would leave Canada at the end of your stay as a temporary
resident. In reaching this decision, I considered several factors, including:
  • Travel history
  • Family ties in Canada and in country of residence
  • Length of proposed stay in Canada
  • Purpose of visit
  • Personal assets and financial status"
I am currently employed full-time at a local advertising agency for about 5 years now, single, no kids, PH passport holder with no assets here in the Philippines. I am wondering if it would be wise for me to reapply for a TRV for a booked March 14 flight. I would also like to ask for any suggestions on what additional significant documents I can use to reapply.

I'm thinking of including my old passport which has a US Visa that expired in 2011 to support with travel history but I am not sure what else to use for the other bullets. HELP PLEASE! Any advice would be helpful!!!

In my application I have including the following:
  • Travel history
    • Current Passport entry and exit stamps to Singapore, Indonesia, Taiwan, Cambodia, Thailand
    • Old Passport entry and exit stamps to Hong Kong, Singapore and Australia + expired Australian Student Visa
  • Family ties in Canada and in country of residence
    • Letter of Invitation from a high school friend who has agreed to host my stay
    • Host's Canadian passport
    • Host's apartment lease
*Note that they DID NOT MARK "You have not provided sufficient documentation to support your / your host's income and assets." AS A REASON FOR REFUSAL.
  • Length of proposed stay in Canada
    • 20-day Itinerary within Toronto area
    • PAID Flight Ticket reservations Manila to Canada on March 14 and a PAID Flight Ticket Reservation from Canada back to Manila on April 3
  • Purpose of visit
    • PAID Ticket reservations to Canada on March 14 and a PAID Ticket Reservation from Canada on April 3
    • 20-day Itinerary
    • Cover Letter stating that my reason is an overdue vacation leave from work after receiving a bonus and an award from my employer for good performance. Purpose I stated was tourism and visiting friends. Also indicated being able to travel to Australia and other Asian countries in the past.
  • Personal assets and financial status
    • Bank Statements from 3 accounts October 2017 to January 2018
    • Payslips from October 2017 to January 2018
    • Certificate of employment stating my annual gross salary and my approved leave from March to April
    • Employee commitment contract until October 2018
    • Income Tax Returns 2016 and 2017
*Note that they DID NOT MARK "I am not satisfied that you have sufficient funds, including income or assets, to carry out your stated purpose in going to Canada or to maintain yourself while in Canada and to effect your departure." AS A REASON FOR REFUSAL

How long is your trip to Canada?

It's too bad you already booked a flight. We never recommend booking flights until a visa is approved. Anyway - nothing you can do about that now and hopefully the ticket is refundable.

I would definitely include evidence of your US and Australia visas in the new application.

Do you own or rent property? If so, I would include evidence of that as well.

Noted on the Visa. I did include the Australian one since my trip for that was in 2010. The US visa I didn't include since my trip was back in 2007 but I'll include it if I do reapply.

I'm renting a unit so I could include the contract for that too. No property under my name :(
