Hello everyone,

I wish to share and seek your candid advise. I am an international student here in Malaysia. I have been offered admission to study in Canada. I have few concerns and i need advise of others to help meet my goal. I must mention that i have been denied Transit visa to Canada twice when i applied to transit through Canada on our way to Brazil. We (my wife and I) had no intention to be there longer than the 24/48 allowable transit time.

Reasons for refusals states: "You have not satisfied me that you would leave Canada at the end of your stay". In reaching this decision, I considered several factors including: travel history, purpose of visit, and you have not declared previous refusals.

Now i am done with studies here in Malaysia and wish to move on to Canada for further studies. Below are my inquiry:

First, I wish to get clarified on funds as i fill my application form. On my Offer letter, it's stated

Tuition = CAD16,954.84,
Living Expenses i.e. Room and Board, Transportation, Miscellaneous = CAD13,296.00,
Books & Supplies: CAD875.

This gives a TOTAL CAD31,125.84 / year.

Based on explanation via CIC which states: Tuition (CAD16,954.84) + Living expense CAD10,000 which totals CAD26,954.84. On my offer letter the total is higher (CAD31,125.84). Should i go with CIC explanation or with the College estimated value of CAD31,125.84 as stated on my Offer letter. I asked this due to available funds CAD28,000 i have at my disposal, do i still stand the chance to get the visa ?

Secondly, as a requirement "to show a reliable source of funds for the duration of studies", I intend to write a letter of explanation notifying the consular of a potential plan to support my second year tuition and living expense. To achieve this, I intend to prepare a "Power of attorney" giving my spouse (she isn't going to Canada with me) the authorization to sell a part of our property and make the cash available in cashable format before the end of my first academic year. This i intend to use to cover my second years since my studies is only 2 years and i do have funds available for 1 year study. My intention is to achieve my academic pursuit with much experience in the industry. I will attach relevant documents to support this.. such as letter from the real estate company confirming that i own several properties and also the power of Attorney. Can this be used as potential and a reliable source of funds ?

Lastly, based on previous visa refusals and other inquiry shared above.. Do i stand the chance to get visa ? Please advise, should you have any piece of relevant information, i will appreciate.

It is good that you have been just refused, because usually if you will hide any visa refusals you are getting a ban for 5 years. So you are lucky! Write next time explanation why you didn't mentioned about your refusals. Also i recommend you to order caips notes and read a comment of VO.
About finance is always better to show more, but the reason for your refusal was not the finance.
 
Thanks for your feedback. You first few lines sounded kind of scary. Base on your first lines, why do you consider me to be lucky ? Sincerely, I didn't mention refusals from previous tourist visa application to other country in my first Canada transit visa application but mentioned it in my second application which was also refused. I did that because i felt it could trigger wrong impression. However, the above is exactly my reasons for not mentioning it, anyways can i state this reason as well in an explanation letter stating countries of visa refusals and reasons provided. Not all countries provided reasons. I will appreciate your candid advise. As regards CAIPS, in my opinion, i really don't subscribe to that as i was provided reasons why my visa was refused. These i mentioned in my first post here. Thank you
 
You are lucky because a lot of candidates which forgot to mention visa refusals from different countries were banned.
You should write like this in your application: I was applied for a tourist visa in XXXX and was refused.
Explanation why you forgot should be written in purpose letter, where you are writing why u selected canada and this program
You don't need to show the reason.
The reason that they wrote in the letter is general and in order to know 100% why you was refused you will need CAIPS notes.
 
Thanks for your advise in pointing out this facts. I thought about it but never gave it a consideration. I have written a purpose letter, will it be Okay if i write a separate letter to cover for this.. The only reason I didn't mention reasons for refusal is I felt it could trigger wrong impression or mar my chances of getting the transit visa applied. Does this reason make sense ? I am trying to figure out how best to approach this rather than stating i forgot. I can't say i forgot because i clicked NO to the answer. For purpose to travel, i skipped and didn't see the question. That i can justify... Please clarify. Thank you
