Hi,

We are a small family of 3 (2 adults and a 3 year old toddler) and are planning to move to Toronto in a couple of months.

Are there any restrictions on a small family living in a 1 BHK apartment?

Appreciate if anyone can add some insights. Thanks

In Canada apartments are listed by bedroom and bathroom numbernot BHK. Yes there will be landlords who do not want to rent a 1 bedroom to a family with a toddler. It is also fairly unusual not to have a separate bedroom for children past a certain age. Most landlords don’t want to rent a 1 bedroom to families with a child because it is a small space and there are concerns about noise and neighbours complaining. It all comes down to the landlord. Legally you can still share a bedroom with a 3 year old. Past a certain age that isn’t legal but the authorities rarely get involved in enforcing rules about how many bedrooms you must have and how many people can share a bedroom unless you are involved with social services.

Mark, there are no legal rules on the makeup of a family renting. As Canuck78 pointed out above, however, it will depend on each Landlord or establishment renting out. This is usually to mitigate sounds/wall/carpet-surface damages by younger kids. Having said that, you shouldn't have any issues generally speaking - landlords would be more concerned with your bank balance (if long term rentals), smoking and pets.

- Generally a listing 1B+D would mean an apartment/condo (ie flat) with a bedroom and smaller room -Den (no doors) in addition to Living/Kitchen and 1.5 Bath
- Main universal rules are no smoking inside the unit, some places frown on marijuana usage, maintaining general good upkeep of the unit, report/register any overnight guests, don't mess with the CO/Smoke monitors and other general rules.
