First what city are you in? The larger ones in Canada are starting to crack down on AirBNB & short term rentals.

You need to inform your insurance that it a rental and not a primary residence. Yes you can write off the business expenses if you are declaring your business income. Also as the previous post indicated you should pay attention to any municipal changes when it comes to short term rentals since they are regulating the industry more than before.
