If you are looking only in Mississauga, you can try near square one mall. Rent will be higher but the commute will be easy. Also, a lot of apartments are there, so it will be easier to find a short-term rental. You can also look near the Meadowvale blvd area.

Not entirely related but I had a housing loan when I was applying. I transferred money to a different account and took letters from them. Ideally having a housing loan won't affect your application but I didn't want to take any risk.

You need to send both documents from the respective university. They don't need to be in the same envelop as it is not possible now. Make sure both envelope has correct application reference and it will be mapped to your application.
