    Yes they are right. If you have a family Wealth certificate listing all your assets and properties you don’t need a property evaluation document. There is no format to it, it is just a list of all your assets on a CA letterhead and stamp, attesting that CA has checked all the documents for the same.

    No they were not rude. As long as you can convince them that this is an urgent application and online processing times are taking too long, you should be fine. You should carry all essential documents that you have, including transcript.

    Yes, when you try to enter Canada from Niagara you can apply for pgwp. Infact you don’t even need to go to US and stay there, you can just tell the US border personnel that you are flag poling and they will send you back.
