Whether I understood right or not according to recent EE updates for pre-ITA folks...?
FSW 500+ -> wait at least 6 months or early next year draws will resume, lucky ones
CEC 480+ -> same...
FSW below 500 -> no chance till mid-2023 (maybe cut-off will drop), look for other routes like PNP, etc.
CEC below 480 -> same, but have to leave the country soon or renew status or apply for PNP.
I doubt that cutoff for FSWs will keep 500+ for 6 months, currently there are 5000+ in the pool with CRS above 500, 2 draws they will be gone.

your analysis is build upon an assumption that they would resume All programs draw, which i very much doubt. If they continue CEC only draws even 460 cec has chance by the end of this year

Solution is to de-financialize residential real estate. Housing is as fundamental need as food. There are specific laws to ensure that people do not hoard food to get rich by hiking food prices (https://globalnews.ca/news/6736495/bc-bans-resale-coronavirus/) at least during vulnerable time.. Canada must agree that there is a vulnerable time (going back 10-12 years) as far as housing goes. Keep Commercial real estate totally market driven but ensure people do not hoard residential real estate.

1. Limit profiting from residential real estate. Any residential real estate that is not the primary residence of a person (as indicated by over 10-20 years of address given in income tax returns) should attract high tax upon sale. It should be responsibility of buyer / buyer agent (realtor) to with-hold that tax and remit to the government. So long buying and selling houses are not terrible profitable, people will not financialize them like they do. Those who stay in their house for long time and use its appriciation to cashout during old age will still be able to do so.

2. Limit foreign access to housing market. Should be obvious... need 3-4 years of tax return and PR in canada to buy houses here. Otherwise pay 70-80% tax.

3. Release more land from crown land to built purpose built rental properties, make eviction and rental laws stronger for rental real estate.

4. If nothing just release more and more land to build new sub-urbs and towns around economic centres. Build more transit facilities.

No difference between FSW or CEC. Very unlikely there will be CEC only draws.

Agree with all except point 2. Why should PRs or any legit residence in Canada wait years to be able to buy a house? I personally don't want to pay someone else's bond for that long..

I think for FSW you right but for CEC I think it will be go under 450 in 7-8 draws if it happened for 3000. In case of higher draw it can further reduce time frame to reach 450. Logic behind there are only 20% of application within system are CEC. Ever you consider 40% of overall 450+ it comes to 20K invitation.

Consider this : if houses cost just 250K - 350K (they do in some parts of Calgary), will housing be such a big priority in your financial life like it is right now? On a decent salary of 120-130K, will you even think twice about housing? Its just one thing you will do whenever it catches your fancy. You need a small enough loan of 200-300K and housing will never be more than say 15% of your monthly budget. You can start today or 3 years from now so long the increment in prices are controlled (say by 5-6% over 3-4 years).

A lot of fear of missing out (FoMO) is due to simply the fact that housing can go up ungodly amounts like 50-60% in 2 years or less. Otherwise, it should have been very simple to manage. As donkey said, God gave me the tail to keep the flies away. I will rather have no flies and no tail.

Dude, I'm trying to see if I can get a job in Calgary man. Problem is there aren't that many good jobs in Calgary in the industry I want to work in but if something comes up, I'm gone in a heartbeat

Your idea is good but No.1 will never happen imo because most Canadians' wealth is in real estate now. Those fkers are too greedy to give that up
Oh I forgot to mention:
None of this will ever happen because those who are the winner of the game ie those who bought while it was cheap will never like to lose that advantage. As it happens they are in big enough number to keep things going their way.

With 3-4 generation of poor people who become big enough to matter in elections, somethings will start happening.
