I applied for a student visa in canada a few months back. My application was rejected because I couldn't demonstrate proper home ties. After that, I received offer letter from a different university for a different course. The two courses are not same but related to my major. Can I reapply for the student visa with the new course and also show a property that I own in my home town as ties to home?

A net worth certificate by chartered accountant would be helpful is establishing home ties.you should include in your financial proof a networth certificate, and property papers.

And will course change in these applications affect the decision.

I would not be able to give a correct answer, but you need to convince the visa officer through your sop that how the new course is aligned with your future goals.maybe you can include the pros of the course in terms of employment opportunities in your home country.
