What are the chances of getting an visitor visa when I am invited by my Canadian friends?

1. you have an authentic and reasonable purpose to spend the money to come to Canada
2. you have your own resources that were accumulated in a traceable fashion so that you are paying your way and contributing to Canada's tourism industry.
3. you are successful in your own country, living there with property, immediate family and excellent employment that would convince a visa officer that you'll have to return home to your successful life

So if you start to deviate from any of these these things - where you don't have demonstrably strong financial situation or family ties, and your purpose for visiting mirrors the thousands of ridiculous applications made by people with no intention of returning to their countries - your chances will weaken accordingly.

There are other metrics in the decision-making, what country you're from and what country you are in currently. The rates of fraud, misrepresentation or refugee claims made by other applicants who have come before you. The person inviting you is worth looking at to see how they received any status that they may hold. There are lots of lesser things to consider if it comes down to it.

At the end of the day it is only a visit, according to every applicant who applies for a Temporary Resident Visa. If it is refused then your friends can always visit you.
