hi experts
my lawyer has snd email asking if we prefer PNI he can submit the application.anyway I wll wait another 2 or 3 draws no hurry.I wanted to know he says we have to do his payment after receiving provincial nomination only.That means we will definitely get PR?

Dont forget about about car insurancr.. could be a pain in the back... my insurancr is 420/month only because I live in the most fucked up city which is Brampton and I'm 22. Yea about 2500 would be more then enough . But things never stick onto our plans. Trust me.. the more you get paid the more you tend to spend. Lol
why do you consider brampton is fucked up ? i know ppl who live there however never get a chance to know their review about brampton

If you receive Provincial Nomination, your ITA (not PR) is guaranteed!!

Provincial nomination guarantees an ITA because of 600 points it adds to ur score....
thereafter IRCC continue with the same process that regular FSW EE ITA invitees are subjected to....and unless and until visa is issued nothing is guaranteed...
please understand this ITA is literally an invitation to apply only...the assessment and decision of PR follows...if whatever you've stated in ur EE profile is foolproof (work exp / PCC / POF / Medical) ,then there is 99.9999% probability of u getting through....
PNP helps u get an ITA sooner...but thereafter it is just normal routine..

applying for PN means you will create OnKey by logging onto Ontario website and create a profile...thereafter you have 14 days to submit ur documents and fee...if you fail to complete the documentation you are free to cancel it and again create another one later on...you have 6 months from the date of receiving the Notification of interest in your account from Ontario...that means,you may create it right away or wait for couple of draws...

with draws stretching this long PNP may not be a bad idea ,but if I were in ur place,I'd wait to see CICs intention by observing the coming draw...if they compensate in some ways for the delay,or if the cut off isn't way too high,I'll wait for another month before I'd go for PNP

You're absolutely right. It is the highest. Like I mentioned before it could burst anytime. They've made mortgage rules more strict. No houses are being sold. I see open houses everywhere and what does those imply?? Again , like I mentioned before it has started dropping. That doesn't mean that It has dropped 30-40 % already. I read few articles by economists and real estate agents. My buddy is a broker. He has told me to wait since he thinks its going to drop more. I don't need any info from anywhere because I know so. Like you said, no one can afford a house in Toronto. In order to own a 1 m house one has to get that money approved as mortage and he/she have to be making atleast $200,000 (Banks grant you mortage 5 times your salary approx.) which is some money. Not all these people who own 1 m worth homes make that. lol
And I thought we are here to have hopes. I dint want to freak everyone here saying , hey you stay where you are . You cant afford a house here..lol NOOO .. That's not me.. have hopes my friend.. Hope that it goes down so that we all can afford a decent house. :) :)
i completely agree with you that prices will fall and should fall and trends are down.. doubling home prices in last 3-4 years is crazy..
BUT, renting is very affordable , so no panic when anyone lands here.. anyways one will rent for a while before buying in GTA, so 'hopefully' prices will come down by then. like it happened in U.S. during 2008+ , i am waiting for that day...

The reason I asked you about your leisure time is, if you have enough time to read posts in this forum, there is absolutely no need to consult a consultant. You can save those consultancy fees and use the same to throw us some booze in Yukon (@KingKurly wouldn't mind that).
don't spoil it buddy...let him take care of the barbecue & other stuff:p

That's good work mate!! You have explained it so well. I hope all the pessimists would spare some time to read your post to bring some sense. Even after the last draw, i doubt there are close to 60 K applicants in the pool. More than 50% won't make it immediately, for example, candidates below 350, unless they get their IELTS updated. Now considering ITA declines and rejections, even if IRCIC invites and grants all 60 k applicants that number will still be like a needle in the haystack. Canada (at least liberals) wants way too many people than mere 60k. We can brace ourselves for another record break pretty soon, i.e, CRS cut-off <400 :)
